In 2024, the Greek government introduced new regulations affecting the Short-Term Rentals (STR) sector. Below are answers to the most common questions to help you adjust to these changes.

What are the latest changes?

The Greek government implemented two new fees for short-term rental properties:

  • The Vagrancy Fee (0.5%): This fee supports the development and maintenance of infrastructure and public goods in the tourism industry.
  • The Climate Resilience Fee: This fee funds environmental protection initiatives and resilience against the climate crisis. For detailed information, visit the official AADE Climate Crisis Resilience Fee page.
  • Registration requirement: If you manage three or more properties, you must register as a business or legal entity.

How do I know if I need to comply with these changes?

If you lease your property in Greece for short-term rentals, these new regulations apply to you regardless of your property count or booking volume.

Which bookings are affected?

All check-ins from 2024 onwards are subject to these new fees, regardless of when the booking was originally made.

Who pays the Vagrancy and Climate Resilience Fees?

As the host, you are responsible for remitting both fees to the authorities.

  • Climate Resilience Fee: This fee is collected from your guests and must be listed as an additional fee on your property listing.
  • Vagrancy Fee: This fee is calculated from the booking value and is borne by you as an additional cost. It is not directly charged to guests.

I have guests who were not informed of the Climate Resilience Fee at the time of booking. How can I inform them?

Contact your guests directly through your preferred communication channel and provide them with:

  • The exact fee amount
  • Payment methods available (cash, bank transfer, PayPal, etc.)
  • An explanation of the fee's purpose

What actions are needed to update my properties?

Follow these steps to ensure compliance:

  • Configure the Climate Resilience Fee correctly for every property with the updated rates set by the government.

  • Note that Holidu's configuration allows one standard fee for the whole year. Different fees per check-in month are not currently supported.
  • Contact the Holidu Assistant if you need help configuring the fees on your properties.

I have 3 or more properties on Holidu. Do I need to do anything else?

Yes. Consult your local tax advisor about registration requirements for managing multiple properties in Greece.

If registration is required:

  • As an individual company: Your name remains your business's legal name on Holidu.
  • As a legal entity: A new legal name might be required, which means creating a new Holidu account and migrating your properties. Property migration does not affect existing bookings, billing, or payment details.
