How to Change the Property Owner
What "Changing the Owner" Means
In Holidu, the owner is the account holder (host) responsible for managing the property. Changing the owner means transferring a property from one host account to another. This ensures that all payouts, invoices, and management responsibilities are correctly assigned to the new account holder. The process requires a formal contract with the new host.
Rules and Conditions
Before requesting a property owner change, it's important to understand the following requirements:
- One property at a time — You cannot transfer multiple properties simultaneously. Each transfer must be processed individually.
- Independent contract required — The new account holder must sign their own separate host contract with Holidu.
- Booking status matters — Bookings that have already been invoiced and paid to the previous owner cannot be transferred. Only uninvoiced bookings can be migrated to the new account holder upon request.
- Onboarding fee applies once — If the onboarding fee has already been charged to the previous account holder, it will not be charged again. If it hasn't been charged yet, it will be deducted from the new account holder's first payout after their initial booking.
Impact on Payments and Invoicing
Understanding how the ownership change affects your payments is crucial:
- Previous account holder receives all payouts and invoices for bookings confirmed before the transfer date.
- New account holder receives all payouts and invoices for bookings confirmed after the transfer date.
- Booking visibility — After the change, bookings made before the migration may have limited visibility in the new account. The new account does not automatically inherit booking history from the previous owner.
- Booking migration is not automatic — If you want bookings made before the transfer to be visible and manageable in the new account, you must explicitly request this from Holidu. Without this request, the new account holder will not have access to pre-migration bookings.
