How do I update or edit my listing's information?

Managing your property listing on Holidu is straightforward. You can update most of your listing details yourself directly from your Holidu account on the website or through the Holidu Host app. This guide explains which information you can edit independently and how to keep your listing accurate and appealing to potential guests.

Information you can update independently

Pricing and availability

Take control of your property's pricing strategy by setting your own rates:

• Seasons and pricing: Set your nightly and weekend prices, including minimum stay requirements, check-in and check-out day preferences, and overall availability.

Discounts

Configure discount options to encourage longer stays or attract more bookings when you need them.

General property information

Keep your property details current and accurate:

• Property details: Update your property name, type, surface area, floor level, and rating.
• Capacity and rooms: Modify your property type, guest capacity, number of rooms, and bed configuration. Your declared guest capacity cannot exceed what your configured beds can accommodate (for example, one king-size bed sleeps 2 guests, and two bunk beds sleep 4 guests). If your property already exceeds this limit, the General Info tab will display "Issue with the capacity" and cannot be published until corrected. Properties already live will remain live. If no beds are configured yet, you will see "Required info" instead of an error. When configuring bedrooms, consider local regulations such as requirements for enclosed rooms, windows, and minimum area specifications.
• Legal requirements: Add or update your licence number and cadastral number.

Amenities

Add or update the amenities available at your property, including Wi-Fi, pool, bed linens, towels, pet access, and appliances. To mark an amenity as available, it must be offered at all times. You can add a cost where the field allows it; otherwise, the amenity is offered free to guests. For costs that depend on individual requests, mention them in your property description without specifying the exact amount, as distribution channels do not allow precise pricing in amenity fields.

Additional charges and protection

Specify any extra fees you wish to apply to your bookings:

• Cleaning fee
• Deposit
• Extra guest fee
• City tax
• Linen fee
• Towel fee

Arrival and departure information

Customize the check-in and check-out experience for your guests:

• Check-in and check-out times: Set your property's check-in and check-out hours. These are the times when you guarantee someone will be present or a lockbox will be available to welcome guests free of charge.
• Advance notice: Set the minimum amount of time guests must book in advance. You can choose from same day up to 3 days before check-in. If you select same day, you can also set the latest time guests can book for arrival that day (15:00 by default). This can be as late as 1 hour before the end of your check-in window.
• Check-in details: Update who is responsible for check-in, your check-in method, and arrival instructions. Please notify any guests with existing bookings about these changes.
• Check-in contact details: Provide the name, phone number, and email address of the person responsible for check-in.

Collaborators

Add a collaborator to help you manage your listing by granting them access to your account. This is useful if you have a property manager or team member assisting with reservations and communications.

Calendar synchronization

If your property is listed on other booking channels, sync your calendars to prevent double bookings and ensure accuracy across all platforms.

Title and description

Keep your property description updated whenever you make changes to services or details. Your description should accurately reflect your current offerings and appeal to potential guests. You can edit your description at any time. For step-by-step guidance, see Generating your property description.

Photo management

Address

Important considerations

• Changes to descriptions, amenities, and photos become visible to guests after review or immediately, depending on the specific field.
• Some significant updates such as prices or policies may impact your search ranking or guest experience.
• Hosts now have self-service control of property photos, including images from Holidu's professional photography service.
• Always check the guest-facing preview to confirm that all information is accurate and complete.

Best practices for maintaining your listing

• Keep your calendar, photos, amenities, and contact details up to date to support more bookings and provide a better guest experience.
• Use detailed and accurate property and room descriptions to set the right expectations with potential guests.
• Review your pricing, policies, and charges regularly, especially before high and low seasons.
• Update your listing promptly when you make any changes to your property or services.
• Monitor guest feedback and reviews to identify areas for improvement in your listing information.
