A security deposit is an important tool to protect your property from potential damage or unexpected situations during a guest's stay. This guide will walk you through configuring a security deposit and collecting it from your guests.
Configuring Your Security Deposit
Step 1: Log in to Your Holidu Account
Start by logging into your Holidu Account. Select the property you want to configure a security deposit for. If you manage multiple properties, you'll need to set up the deposit for each one individually.
Step 2: Navigate to Pricing Configuration
From the upper left side of your dashboard, select "Configuration" and then click on the "Pricing" section.
Step 3: Set Your Security Deposit Amount
Scroll down to "Additional Fees" and select "Edit". In the pop-up window, enter your desired security deposit amount and click "Save" to apply it to your property.
Collecting the Security Deposit
Once configured, you'll need to collect the deposit from your guests. Here are the most effective methods:
Payment Methods
- Cash on Arrival: Request the security deposit in cash when the guest checks in. This straightforward method ensures collection before they access your property.
- Bank Transfer: Ask for a bank transfer a few days before the guest's arrival. This requires clear advance communication.
- Payment Apps: Use digital payment solutions such as Bizum (Spain), Swikly (France), or PayPal for faster transactions.
Best Practices
Always communicate your preferred collection method in the arrival information provided to guests. We recommend collecting the security deposit before check-in to ensure coverage for any potential charges. Remember to refund the deposit within 14 days after checkout once the property has been inspected and found in good condition.
Important Considerations
Existing Bookings: Bookings made before you configure a security deposit are not affected. You cannot charge a different amount than what was configured at the time of booking.
Airbnb Bookings: Security deposits are not applicable for Airbnb bookings, as Airbnb handles this entirely through their own protection policies. Charging a deposit to Airbnb guests is strictly prohibited.
Booking.com: On Booking.com, deposits are set to collect via bank transfer 7 days before check-in as a channel requirement. However, you remain free to collect in cash at arrival if preferred.
Consider Holidu Protect
Looking for stronger protection without the hassle of collecting deposits? Holidu Protect is a damage protection service that eliminates the need for security deposits entirely. For just €3 per booked night, your property is covered for guest damages up to €50,000 across all supported booking channels, including Airbnb. This removes booking friction for guests while providing you with better coverage. To learn more, visit how to activate or deactivate Holidu Protect. Note: activating Holidu Protect automatically disables the security deposit for that property.
By following these guidelines, you can protect your property while maintaining clear communication with your guests throughout the deposit process.
